Down Payment Assistance
If you have dreamed of owning your own home but felt like it was out of your reach – you CAN do it! TCAC developed their homeownership assistance program to address the challenges that low-to-moderate income households may encounter to enable dreams to come true. Funds are available to help qualified first-time homebuyers towards purchasing their home — you may be eligible to receive $1,000—$14,999 as needed to qualify for and secure affordable mortgage financing! Funds can be used for closing costs, principal reduction, or down payment. TCAC staff will work with you with each step along the way, helping you to reach your goals. We will help you find the right house, at the right price, at the right time! Homebuyer Education is an important part of and included in the process to help you make informed decisions along the way. If your credit history might not look so great, help is available for financial coaching, budgeting, and credit history repair to move you closer to achieving your goals. Did you know that most households pay more for monthly rent than a house payment would be? Homeownership is the #1 way to acquire wealth.

Resources and potential grant funding are available, but sometimes you don’t know where to look or how to go about preparing a grant application…. or maybe you have received grant funding but are overwhelmed with all the paperwork and administration……
TCAC is here to help! Our experienced staff can assist any organization or governmental entity with all steps in the process, from researching and locating available resources to match your needs, preparing the grant application for submittal, and assist with guiding you through program administration, compliance, and monitoring requirements. Seven of eight grant applications prepared and submitted by TCAC are successfully awarded funds, for a success rate of 88%. Let us help you to identify potential state and federal funding resources available to begin your next project!

Grant Administration

TCAC is currently working with numerous municipalities to administer their THDA HOME homeowner rehabilitation programs. We are currently working in Union, Claiborne, and Hamblen Counties. We are beginning programs in Jefferson and Cocke Counties at this time. Please stay tuned for further information about upcoming public meeting sessions to learn more.

TCAC is a certified housing development organization non-profit with a mission to provide affordable housing opportunities to residents of east Tennessee, through building new homes in your price range with monthly payments that are within your budget! Financial assistance grants are also available for closing costs and other up-front costs, as needed to qualify for and secure affordable mortgage financing.
